In Property Management we are very selective when choosing tenants. The road to having a smooth running tenancy begins with selecting the right tenant.

Our comprehensive tenancy screening process meets the requirements of the Residential Tenancies Act, the Privacy Act and the Anti-discrimination Act. We conduct multiple searches on the employment history and rental history of tenants to ensure the tenants ability to meet the requirements for renting your property.

Lang Realty is a member of the Tenancy Information Centre of Australia (TICA), this is an Australia wide Tenancy Information Databases for Tenant Defaults. All prospective tenants are cross referenced to ensure only tenants with clean rental histories are approved for properties through Lang Realty.

Our staff regularly attend seminars on a, to ensure that they keep up to date with all the requirements & the legal ramifications of being in Property Management.

You can be assured that all of our Property Management Staff are trained in accordance with the licensing requirements by the Department of Office and Fair Trading and the Property Agents and Motor Dealers Act.

Execution of Tenancy Documents

Extreme care is taken to ensure all documents are prepared accurately and comply with the Residential Tenancies Act 1994.

Keys are photocopied with each key labelled for tenants to sign for when they receive the keys. This ensures that keys can be checked for accuracy upon return and if any keys are not returned locks are changed at the tenants’ expense.

Before possession of the property is given, two weeks rent is required in advance and four (4) weeks rent as bond deposited to our trust account to be forwarded to the Residential Tenancies Authority.

Entry Condition Report

The entry condition report is a valuable document that we complete. It is a safe guard to ensure the property is returned in the same condition as at the start of the tenancy (Fair wear and tear excepted).

We complete a thorough condition report before occupancy including photographs and list all details regarding fittings, features and blemishes. The tenants have 7 days from the beginning of the tenancy to return the signed document to our office. A copy of this document will then be forwarded to you for your records.

Payment of Rent by Tenants

Rent can be paid by funds transfer into our Trust Account or a deposit can be made directly to our Trust Account over the counter at a Bank of QLD branch. All tenants are given a unique tenant Identification Number to use when they make any payment for rent, water or other invoices.

Rent Arrears

Arrears management is completed on a daily basis and tenants in arrears are dealt with inline with tenancy legislation in accordance with Residential Tenancies Act.

This includes following the case through to the Small Claims Tribunal if necessary. However, because of our tenant approval process, Tribunal Claims are a rarity.

Insurances

Building insurance and landlord insurance are highly recommended by Lang Realty and it is a safe guard against damage to your property or loss of rent. Even the best tenants circumstances can change.

Landlord insurance gives you the benefit of knowing should you need to make a claim you can potentially minimise your out of pocket expenses. We recommend speaking with different industry specialists to ensure you have the best cover for your property.

Property Maintenance

Lang Realty can coordinate any maintenance required at your property. We ensure that any work completed is of a high standard at a competitive price and also ensure that all our tradespeople are licensed in accordance with Trade Practices. Quotes can also be obtained to ensure that the best prices are achieved.

Routine Inspections

Three inspections per annum are conducted on each property. A further inspection will be carried out if warranted, as per legislation and permitting the 3 month time factor. Landlords are always invited to attend a Routine Inspection.

An inspection report including photo’s is completed after each inspection, identifying anything that needs attention and is then forwarded to you.

Rent Reviews and tenancy renewals

Approximately 2-3 months before a tenancy agreement expires, a rent review is completed on your property, giving us the opportunity to increase the rent, allowing the correct notice to the tenant prior to renewing the lease.
